PROJECT DESCRIPTION

Located in St Andrews, Hamilton Grand is the luxurious home and residence to many high net-worth owners. This project was a refurbishment of a luxury apartment within the prestigious Hamilton Grand building, St Andrews. Works involved downtakings, new partitions, alterations to floors, M&E upgrades installation of new floor coverings, decorations and bespoke joinery and FF&E.

Apartment 24 involved stripping much of the apartment back to a bare plasterboard shell involving the removal of existing kitchen, fireplaces, timber staircase, partitions and floor coverings.A reconfigured layout was achieved through the forming of new partitions, bulkheads and the creation of a Livingroom Nook/bedspace along with realigned walls to accommodate new feature fireplaces. New M&E installations were provided to service the
reconfigured layout including the relocation of the main distribution board, new lighting, small power, heating, AC, data and gas fires. The luxurious quality finishes were achieved through bespoke joinery upholstered panelling, feature timber staircase to the cupola, drinks island and bar, all complimented by a luxury kitchen with the finest quality marble imported from Italy.

KEY CHALLENGES

The works were carried out on the 5th floor of a live and fully operating residential building. 

Given the significant value of materials and client-specific items, gaining access to the apartment posed a challenge, particularly for larger items which had to be transported up the internal staircase. The focus of the works revolved around constructing internal partitions to accommodate clientspecific elements like the Livingroom nook and kitchen area. 

We made a concerted effort to maintain open communication, cooperation, and a proactive attitude with all client-directed appointments, ensuring a seamless fit-out process throughout the project’s duration. Given the apartment owner’s high value status, meticulous attention was dedicated to achieving the utmost quality finish across every aspect of the apartment.

ADDED VALUE

The project was executed without causing any disruption to the building occupants. Coordination with the in-house concierge ensured that deliveries were scheduled in a manner that did not inconvenience the residents residing in the apartments. We engaged specialised subcontractors with extensive experience and a longstanding partnership with Hamilton Grand leveraging their expertise and familiarity with the client’s specifications and procedures, they played a crucial role in facilitating program delivery and ensuring full compliance with the end-user specification requirements.
